We begin each project by talking with our clients to understand their vision, what inspired them to start this process and what they want to achieve for their home. Together we discuss the project scope, the inspiration, priorities, and construction budget. At this time, we also gather detailed information on the property. We visit the site, review the zoning bylaw and building code constraints, the local context, arrange for a surveyor, measure the existing house and create an as-built drawing set. Having this information upfront makes the design and construction process much smoother.

We begin the design phase with Schematic Design where we focus on spatial planning and thoughtfully layout the plans with our client’s wish list in mind. We meet with our clients, and walk them through the proposed layout and discuss the initial design concept in detail. Based on their feedback, we continue to refine the design, tailoring it to their individual wants and needs.

Once our client has approved the concept design, we move into Design Development. At this time, we focus on developing and coordinating all of the elements within the project. We also establish our team (builder, structural engineer, mechanical designer, etc.) and collaboratively work together to ensure all elements of the home are seamlessly integrated into the design. We begin to specify the materials and products that will be used; we get the project priced, and we determine the construction schedule.

If your municipality offers a Zoning Review prior to permitting, we apply at this time. We get confirmation from your municipality if the project complies with local by-laws or requires minor variance approvals at the Committee of Adjustment.

We offer Interior Design Services that can range from one area to the entire house. We design and detail custom millwork, including kitchens, built-ins, closets, mudrooms, laundry rooms, vanities, desks, custom furniture and more. We also source and select finishes, plumbing fixtures, light fixtures, appliances, furnishings and more.

If your project cannot be constructed as-of-right, it will require minor variance approvals at the Committee of Adjustment. As your architect, we can represent you at the hearing and describe your project and the requested minor variances in detail. The data, drawings and diagrams we present to the Committee helps to grant the minor variance approvals.

Our knowledge and experience in obtaining building permits for residential projects in Ontario makes for an easier and relatively stress-free process. Our team works together to create a comprehensive set of sealed drawings that contain the appropriate information and communicate with the building department to ensure that permits are issued as quickly as possible.

In order to deliver our clients the best possible product, we are actively involved during the Construction Phase. We have an open line of communication with the construction team, where we answer questions and provide direction, which allows us to come up with smart and creative solutions to any issues that arise. We also review the site, along with the contractor and client at each major milestone to ensure that the construction is of high quality and complies with the drawings and design intent. We oversee the project until the construction is complete and our clients move into their home.
